What happens after I submit the form?
Tyler or Riley will reach out to you — fast. We'll have a quick, no-pressure conversation about your situation, your property, and what you're looking for. If it makes sense, we'll schedule a walkthrough. If it doesn't, we'll tell you honestly. No games.
Do I have to clean or fix up the house before you visit?

How is GoldRock's cash offer calculated?
We look at real Colorado market data, recent comparable sales in your specific neighborhood, and the actual condition of your home. We also factor in rehab and repair costs, holding costs while we own the property, market fluctuations, commissions we pay on the sell side, buyer concessions when we sell, and the risk we're taking on buying as-is. Will GoldRock's offer be lower than market value?
It might be. And we'll be upfront about that. But here's what you need to factor in: no agent commissions (5–6%), no repair costs, no staging, no months of carrying costs, no deal falling through at the last second. When you add all that up, many sellers walk away with more — or very close to the same — as they would have through a traditional sale. We'd rather give you an honest number than an inflated one we can't back up.

What if I get a higher offer from someone else?
You should absolutely consider it — but read the contract carefully. Is it a Colorado Real Estate Commission approved contract? Is there an inspection period they can use to back out or renegotiate? Is the closing date specified? Is the earnest money held by a title company? If the answer to any of those is no, that "higher" offer may not be worth the paper it's written on. What kind of contract does GoldRock use?
We use Colorado Real Estate Commission approved contracts — the same contracts used by licensed Colorado real estate agents and attorneys. Not a self-written document full of vague language. A real, state-approved contract you can hand to your attorney and it'll hold up.
What should I watch out for with other cash buyers' contracts?
Most cash buyers in Colorado are NOT using Colorado Real Estate Commission approved contracts. They write their own — filled with vague language, missing closing dates, and no real earnest money deadlines. Watch for: no specified closing date, broad inspection periods they can use to renegotiate, assignment clauses that let them sell your contract to a third party, and minimal earnest money held by themselves rather than a title company. If it's not a CREC approved contract — walk away.
Does GoldRock have an inspection period?
No. Here's the truth nobody tells you: a real investor doesn't need an inspection period. If someone is buying your home with cash, as-is, they've already done their homework before making the offer. An inspection period in a cash offer is a red flag — it means they're not a real investor. We walk the property, we assess it ourselves, and we make a decision — no inspection contingency, no escape hatch, no way out hiding in the fine print.
Where is the earnest money held?
